Business Center Swims Along With Gulf Stream

Adding to the growth of major construction projects on Daniel Island, located on Clement Ferry Road, just as stones throw from Mount Pleasant and Charleston, SC, is a new 18,580.6 square meters (200,000 sq. ft.) warehouse facility called the International Center One at the innovative Charleston Regional Business Center. Built by Gulf Stream Construction Company Inc. of North Charleston, SC, and developed by The Beach Company of Charleston, the spec building is nearing completion.

According to Terry B. Weeks, project manager and Eddie Bryant, superintendent of Gulf Stream, “The company started the International Center One in September 1999 and is ahead of schedule with the project.” A total of 16 subcontractors worked at the site, consisting of an average of 20 to 30 workers, changing from day to day, to meet construction requirements and needs.

Recent weather conditions, including the unexpected dusting of snow in the Charleston low country area had little effect on the projected schedule.

The International Center One is a $4.9-million complex, consisting of tilt-up panel construction. Jay-Ton Construction Company of Burlison, TN, completed the tilt-up construction.

The process of tilt-up construction is growing in popularity in this area due to the cost effectiveness of the structure to include lower operating and utility costs, reduced maintenance, fire resistance, versatility and speed of the construction process.

For the International Center One project, the tilt-up construction took approximately five weeks once the concrete slab was completed. The method involved in the tilt-up panel construction took three weeks to form, and two weeks to erect the tilt-up panels.

Openings located in the rear of the building were constructed for louvers and dock doors while the openings along the front were designed for storefront windows.

Construction equipment used at the site include: a 27-metric-ton (30 ton) all-terrain crane; 135-metric-ton (150 ton) American crawler for panel erection; John Deere and Caterpillar motor graders; Komatsu excavators; a variety of cranes, including a 45-metric-ton (50 ton) Allstate crane; additional motor graders; dump trucks; crawlers; rollers; and lifts.

The roof of the tilt-up panel construction complex consists of a single-ply mechanically fastened rubber membrane roof. The roof top units were set by Inland Mechanical of Mt. Pleasant, SC, using 45-metric-ton (50 ton) hydraulic crane with a 52-meter (57 yd.) swing.

Locating heavy-duty construction equipment was not a problem for the project, easily rented from a variety of sources, including Sunbelt Rentals of Wando, SC, Allstate Crane Rental, Hertz Equipment Rental, United Rentals and Anthony Crane Rental, all located in the low country area of Charleston, SC.

Currently, the site work division is on site completing grading and preparing for asphalt paving. When all work is completed, the International Center One will be rented to prospective tenants for warehouse or distribution purposes.
