From large single-family projects to townhome and townhouse complexes, increased residential development is driving Schlouch Incorporated's business mix for this fall and winter season with some projects carrying well into and through 2017.

Berks County

Housing Development Corporation (HDC) MidAtlantic has selected Schlouch Incorporated to provide design/build services for a 6-acre site with six townhouse buildings providing for 58 living units, a community building, a sports court and a tot lot. The project, named River Run Meadows, is located along Route 724, Birdsboro, Robeson Township, Berks County, Pa. Schlouch is providing clearing, grubbing, survey, stakeout, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, concrete sidewalk, curbs, paving, landscaping and seeding. Schlouch also is providing site lighting and road widening. Work will be completed in the fall 2017.

Vossloh North America selected Schlouch Incorporated to provide concrete work at its facility at 5662 Leesport Avenue, Reading, Ontelaunee Township, Berks County, Pa. Schlouch provided three equipment foundations and a loading dock. Work was completed in December 2016.

Chester County

Charnwood Property Group LLC named Schlouch Incorporated to prepare the site for Washington Square Phase 3 being developed by Ryan Homes. The project will feature 10 single-family homes and 39 townhouses in East Vincent Township, Chester County, Pa. Schlouch handled the site work for Phases 1 and 2. Schlouch is providing clearing, grubbing, survey, stakeout, rock removal, earthwork, sediment/erosion control, sanitary and stormroads, building pads, concrete, curbs, paving and seeding. Work will be completed in the winter 2017.

LTF Construction Company LLC has selected Schlouch Incorporated to prepare the site at 750 East Swedesford Road, Wayne, Tredyffrin Township, Chester County for Life Time Fitness Center and a private school. Developer of the two-building project is Life Time Fitness Inc. Schlouch is providing survey, stakeout, demolition, blasting, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, concrete, curbs, paving and retaining wall installation. Work will be completed in the spring 2017.

Metropolitan Development Group selected Schlouch Incorporated to prepare a 119-acre site for 151 single-family homes and 59 townhouses. The Hillendale Subdivision project is located at Creek Road and Township Road, East Brandywine Township, Chester County, Pa. Schlouch is providing survey, stakeout, earthwork, basins, sanitary and storm sewers, water line installation, roads, building pads, curbs and paving. Work on Phase 1 will be completed in June 2017.

Flintlock Associates LLC selected Schlouch Incorporated to provide sitework for Rustin Walk, a 50-acre site featuring 50 single-family homes. Developer of the site located on Shiloh Road, Westtown Township, Chester County, Pa., is Behrle Construction Co. Inc. Schlouch is providing clearing, grubbing, survey, stakeout, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, curbs, paving and seeding. Work was completed in the fall 2016.

Cumberland County

Penntex Construction named Schlouch Incorporated to prepare the 204.7-acre site for the 1,117,000 sq. ft. New Kingstown Warehouse on Dauphin Drive and Fry Drive in Silver Spring Township, Cumberland County, Pa. Schlouch is providing clearing, grubbing, survey, stakeout, demolition, blasting, rock removal, earthwork, sediment and erosion control, sanitary and storm sewers, water line installation, roads, building pads, concrete, curbs, paving and seeding. Schlouch also will construct retaining walls on the site. Work will be completed in the fall 2017.

Lehigh County

Sunshine Two LTD named Schlouch Incorporated to provide site preparation for Hidden Meadows Phase 1B featuring 71 townhouses. Sal Lapio Homes is developer of the residential project on Werley Road, Upper Macungie Township, Lehigh County, Pa. Schlouch is providing survey, stakeout, blasting, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, curbs, paving and seeding. Schlouch previously completed Phase 1A. Work will be completed in the spring 2017.

Lehigh Valley Health Network selected Schlouch Incorporated to construct a berm at its Cedar Crest Boulevard facility in Allentown, Lehigh County, Pa. Schlouch is providing clearing, grubbing, earthwork, storm sewer, water line installation, sediment/erosion control, concrete and paving. Work will be completed in the spring 2017.

Montgomery County

Douglass Equities LLC picked Schlouch Incorporated for paving and related work at Douglass Town Center, County Line Road, Douglass Township, Montgomery County, Pa. Schlouch provided storm sewer, paving repairs, crack sealing, sealcoating and line striping. Work was completed in October 2016.

Mikelen LLC named Schlouch Incorporated to provide sitework for Old School/New House Residential, a 13-acre residential site on College Avenue and East First Avenue in the Borough of Trappe, Montgomery County, Pa. Developer of the project is Delgrippo Enterprises. Schlouch provided clearing, grubbing, survey, stakeout, demolition, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, curbs, paving and seeding. In addition, Schlouch constructed a large underground detention basin. Work was completed in the fall 2016.

Hi-Tech Construction Co. named Schlouch Incorporated to provide the sitework for Landis Mill Estates, a seven-acre site featuring nine single-family homes. The project is located on Landis Mill Road, Lower Providence Township, Montgomery County, Pa. Schlouch provided clearing, grubbing, survey, stakeout, earthwork, sanitary and storm sewers, sediment/erosion control, roads, curbs, paving and seeding. Work was completed in the fall 2016.

Northampton County

Kay Scenic View LLC named Schlouch Incorporated to handle sitework for Scenic View Estates III on Clearview Avenue, Upper Nazareth and Bushkill townships, Northampton County, Pa. Scenic View will feature 48 single-family lots. Schlouch is providing clearing, grubbing, survey, stakeout, rock removal, earthwork, sediment/erosion control, sanitary and storm sewers, water line installation, roads, building pads, curbs, paving and seeding. Work will be completed in the fall 2017.

Premier Land Development LP chose Schlouch Incorporated to prepare the site for Saratoga Farms Phase 2 being developed by Tuskes Homes. The property in Lower Nazareth Township, Northampton County, Pa., will feature 30 single-family homes. Schlouch is providing survey, stakeout, blasting, rock removal, earthwork, sediment/erosion control, storm sewers, water line installation, roads, curbs, paving and seeding. Work will be completed in the spring 2017.
